Mold and Mildew Inspection
What is a mold inspection?
With our basic mold inspection, also called Moisture Mapping and Survey for Suspect Visible Mold, Mold & Mildew Solutions LLC uses techniques such as moisture mapping, temperature and humidity reading in all areas, using a borescope to look into a confined cavity, and an overall inspection of the area (s) to develop a comprehensive picture of the mold situation. This will look at the mold situation form a visual standpoint and in a scientific manner. In some cases we may use thermal readings also.
We have the ability to use a borescope to look inside a confined wall cavity. This will require a small opening; usually we do this by taking down a baseboard, then putting the baseboard back afterwards. There are other confined cavities where we may use this technique also. Please note that we must have the property owner’s permission to do this.
If you have already have a certified mold inspector or are currently working with a Certified Industrial Hygienist (CIH), Mold and Mildew Solutions may able to work with your hired Certified Industrial Hygienist (CIH) or Indoor Environmental Professional (IEP). Mold & Mildew Solutions LLC can perform services based on your professional’s specifications. Please know that having samples sent to this lab is not the same as for a mold inspection; a lab report would only state that there is mold present in the area.
Common Reasons why Mold & Mildew Solutions LLC are scheduled to perform a mold inspection.
- If a musty odor is present that may indicate wet or mold in non-visible areas, and/or visible mold growth is seen
- Illness due to a suspected mold issue of someone who frequents the building
- If a property is getting ready to sell and contracts are requesting one, or a potential buyer is requesting a mold, mildew, or fungi inspection to be done
A mold inspection is more often needed to identify what is causing the moisture issue(s) attributing to the mold, mildew or fungal growth. Once the moisture issue(s) are established, then we can assess the degree of contamination and what materials have been damaged. This will allow Mold and Mildew Solutions to form the proper protocol with plans of action and for removal, remediation and preventions.
Buying or selling a property
It is common for some to request for a mold, mildew or fungi inspection when buying or selling a property. In this case, Mold and Mildew Solutions performs a full Moisture Mapping and Survey for Suspect Visible Mold Inspection. This will note whether there were issues noted or not found at time of visit.
Can I remove mold or clean mold, mildew or fungi myself?
Some property owners may wonder if they can remove mold themselves. In some cases you may can. (According to the EPA guidelines) It is recommended that a mold removal specialist, such as Mold and Mildew Solutions perform a mold inspection to verify if self-remediation (removal) can be done safely. Mold & Mildew Solutions has the ability to act as your paid mold remediation specialist (also know as an Indoor Environmental Specialist, IEP) during your project of mold remediation /removal if you wish.

The inspection focuses on finding visual evidence of mold growth as well as pinpointing suspected water intrusion issues and excess moisture. The results of this inspection will be presented in the form of handwritten survey notes. Also included in the notes are suggestions of preventive measures that could potentially reduce the possibility of future growth mold problems. An inspection is a snapshot in time; note: conditions can and often change daily or even hourly. If air and/or surface samples are taken per client request, the results of the completed independent laboratory analysis of these samples will be included as an attachment to documents.
Mold & Mildew Solutions LLC has the ability to provide you with a full computer-generated inspection report, including digital pictures, thermal imaging if applicable, and if direct sampling or air samples are taken, we can provide you with a signed report from an accredited laboratory expert.
If an estimate of costs for remediation / removal is requested, we have the ability to provide this for you, but are NOT part of the mold inspection documents; you are paying for an unbiased evaluation of what is best for you and your unique situation.
All documents and paper work or reports are owned by the payee, who may share them with whomever they would like.
